Kansas City Fall Parade of Homes 2026: How to Tour New Homes Like a Builder
The 2026 Kansas City Fall Parade of Homes runs daily from 11 a.m. to 6 p.m. through Sunday, October 4, with nearly 300 new homes built by about 85 local builders across the metro, and touring is completely free. This is the best weekend of the year to compare floor plans, builders, and communities in person, and the fall 2026 data says buyers finally have room to negotiate. As builders who have constructed more than 100 homes and renovated over 150 properties, we treat the parade as a working research trip. Here is how you should tour it too.
What the 2026 Parade Data Tells Buyers
The parade spans the whole metro, from Northland communities like Liberty, Parkville, and Gladstone to Johnson County and the east and south metro. You can pick up a printed tour guide at the Home Builders Association of Greater Kansas City office or follow the online map at kc.paradeofhomes.io, and no tickets or appointments are needed. Homes are open daily from 11 a.m. to 6 p.m., so you can cover several communities in a single weekend.
Here is why the timing matters. New construction inventory in the Kansas City metro now sits near 4.9 months of supply, roughly double the 2.2 to 2.4 months for existing homes. The median new construction sale price reached about $539,000 in August 2026, up 3.8% year over year, according to Heartland MLS data. At the same time, builders are offering rate buydowns, closing cost assistance, and design credits to move quick move-in homes before year end. More supply plus year-end incentives adds up to the most buyer-friendly new construction market we have seen in years.
How to Tour Like a Builder: What to Look For
Most buyers tour with their eyes and miss what their hands and questions would find. Walk each home with a builder's checklist: check the floor plan flow and the storage, open every door and drawer, and look closely at trim, cabinet, and countertop quality. Ask what is standard versus an upgrade, because the model home is almost always dressed up. Outside, study the lot: which way the windows face, how the ground drains, and what the finished landscaping includes.
Ask the builder's agent three questions at every stop: What is included in the base price, what incentives are on the table this month, and what is the realistic completion date for a quick move-in home? The answers tell you more than any brochure, and they give you a side-by-side comparison you can use when you negotiate.
The parade is a builder's showroom. Tour with a tape measure, a camera, and a question list, and you will leave knowing exactly which floor plans fit your life and which builders earn your trust.

Compare Builders, Not Just Floor Plans
Take photos and notes at every home, then compare builders side by side instead of falling for the prettiest model. Compare included features, lot premiums, incentives, and true costs, not just the base price. If a ranch or one-level plan fits your next chapter, focus on the parade homes that match it. If you want to close before the holidays, ask about quick move-in inventory and the incentives attached to it. Our builder comparison guide covers the red flags and questions to ask before you commit.
Next Steps for Kansas City Homeowners
If you cannot finish the parade by October 4, the same homes stay on the market and the same builders keep competing for your business. The touring habits above work all year long, and new construction supply is only growing. Whether you are buying, building, or selling your current home first, we can help you compare builders, communities, lots, incentives, and true costs, then coordinate the sale and the build around one realistic timeline.
