Know More
Before You Move.
Builder-informed real estate guidance for Kansas City buyers, sellers, and families planning their next chapter.
The Whole Picture, Not Just the Listing
Most real estate agents show you homes. We help you understand what you are buying before you buy it. It starts with a conversation about what you need, where you want to be, and what you are working with. Then we map out the best path forward, whether that means new construction, selling your current home first, or coordinating both at the same time. We handle the details so you can focus on the big decisions.
1. We Listen First
No script. No pressure. We learn what you need, your timeline, and your budget.
2. We Build a Plan
New construction, resale, or both. We map out the options, costs, and timeline.
3. We Guide You Through
From builder comparisons to final walkthrough, we stay with you until you are settled.

New Construction, Guided by People Who Know How Homes Are Built
Jason has built more than 100 homes and renovated over 150 properties. He knows what goes into a house from the foundation up. Jana brings a designer's eye for floor plans, finishes, and how a home should feel. Together, they help you compare builders, communities, lots, floor plans, upgrades, incentives, true costs, and future resale value.
We also coordinate the sale of your current home, financing strategy, inspections, closing, moving, and warranty follow-up. So you get one team that handles the whole process, not a dozen different people you have to manage yourself.
Jason and Jana DeLong
Jason started in real estate the way most people do not. He earned a degree in architecture, bought his first fixer-upper in 2001, and learned how homes are built by building them himself. Over 25 years, that one project turned into more than 150 renovations, over 100 newly built homes, subdivision development, and more than 1,000 buyer and seller transactions.
Jana brings a strong eye for design, home presentation, and the details that help buyers see a home's real potential. Together, they built Heartland Homes KC as a family-centered business that gives Kansas City clients clearer options, honest guidance, and smarter strategies.
When you work with us, you get more than a real estate agent. You get someone who has framed walls, negotiated with builders, renovated kitchens, and helped hundreds of families move with confidence.
Why Buyers Choose Jason and Jana Over Every Other Agent
Most agents show you homes. Jason and Jana help you understand them. With 25+ years in architecture, homebuilding, renovation, development, investing, and residential sales, Jason sees what most agents miss: construction quality, hidden costs, lot value, and whether a home is actually worth the price. Jana adds a sharp eye for design, functionality, and whether a home truly fits your lifestyle. Together, they offer something no other team in Kansas City can: builder-level knowledge with personal, hands-on guidance from start to finish.

Common Questions About New Construction in Kansas City
Honest answers to the questions we hear most often from Kansas City buyers and sellers.
What are the true costs of new construction?
The base price of a new home often does not include the lot premium, structural options, design upgrades, landscaping, fencing, blinds, appliances beyond the standard package, closing costs, or utility connections. We help you get a complete cost estimate before you commit.
Learn moreHow do builder incentives work?
Builders often offer incentives such as closing cost assistance, rate buydowns, free upgrades, or design credits. These vary by builder, community, and time of year. We help you compare what each builder is offering and negotiate the best value.
Learn moreWhat is the difference between a villa and a patio home?
Both are typically single-level or main-level living attached homes with limited exterior maintenance. Villas often come as part of a maintenance-provided community with lawn care, snow removal, and exterior upkeep included in an HOA fee. Patio homes are similar but may vary by builder and community.
Learn moreCan I sell my current home before the new one is ready?
Yes, with proper planning. We help you build a timeline that coordinates the sale of your current home with the completion of your new construction. Options include negotiating a rent-back, bridge financing, or a cash offer backup to make your offer competitive.
Learn moreWhat are the best areas for ranch and one-level homes in Kansas City?
The Northland, Johnson County, and parts of East Jackson County have active adult communities, ranch-style subdivisions, and maintenance-provided villa neighborhoods. We can help match you to communities that fit your lifestyle and budget.
Explore areasDo I need my own agent for new construction?
Yes, absolutely. The builder's sales representative represents the builder, not you. Having your own agent ensures someone is looking out for your interests during pricing, contract review, inspections, and closing. And it does not cost you anything extra the builder pays our commission.
Learn moreAre you looking to relocate to Kansas City?
Moving to a new city comes with a lot of questions. We help with neighborhood research, school districts, commute times, and connecting you with the right community. Whether you are moving from out of state or across town, we specialize in helping relocating families find their footing in Kansas City.
