The Kansas City housing market 2026 is shaping up to be one of the most active and interesting markets we have seen in years. After more than two decades in architecture, homebuilding, and real estate across the metro, we can say with confidence that the trends we are watching right now matter for anyone buying, selling, or building a home.
Prices are up. Inventory is moving in the right direction. Mortgage rates have eased from their 2025 highs. And new construction is surging across the Northland, Johnson County, and the eastern and southern metro. Whether you are a first-time buyer, a growing family looking to move up, or a homeowner considering downsizing, here is what you need to know about the Kansas City market right now.
Home Prices Continue to Climb at a Healthy Pace
The metro-wide median sales price through June 2026 reached $332,000, up 4.8% year over year. The average sales price rose to $392,376, a 3.9% increase over the same period in 2025. These gains are steady and sustainable. We are not seeing the double-digit spikes that worried buyers in 2021 and 2022. Instead, Kansas City is experiencing the kind of moderate, predictable appreciation that benefits both homebuyers and sellers.
In the Northland communities we serve every day, including Liberty, Parkville, Gladstone, and Staley, price trends mirror the metro. Entry-level and mid-market homes between $275,000 and $400,000 are moving especially quickly, often going under contract within the first two to three weeks on the market.
Inventory Is Improving but Not Balanced Yet
Through May 2026, the Kansas City metro carried about a 4.4-month supply of homes for sale. That is a major improvement from January, when we were below 2 months. But a balanced market typically sits at 5 to 6 months of supply, which means we are still in a seller-friendly environment in most price ranges and neighborhoods.
The good news is that more listings are coming online. The median days on market in May 2026 was 32 days, which tells us that well-priced, well-presented homes are still attracting multiple showings and competitive offers. However, buyers today have slightly more choices and a little more negotiating room than they did a year ago, especially on homes that need updating or are priced above the neighborhood median.
Mortgage Rates Have Eased, Opening the Door for More Buyers
After peaking near 7% in early 2025, mortgage rates settled into the 6.25% to 6.5% range through the spring of 2026. That half-point to three-quarter-point drop saves roughly $90 to $135 per month on a median-priced Kansas City home compared to the 2025 peak. That does not sound dramatic, but for a family trying to qualify for a loan, it can be the difference between approval and waiting another year.
Forecasts from Fannie Mae and the Mortgage Bankers Association suggest rates could drift toward 5.9% by the end of 2026 and into 2027. If that happens, we expect a fresh wave of buyers to enter the market, which would put renewed pressure on inventory and prices. For buyers who are ready now and find a home that fits their budget, locking in at current rates makes sense rather than waiting for an unpredictable future drop.
New Construction Is Booming Across the Metro
This is the story we are most excited to share. Single-family building permits in the Kansas City metro surged in 2026, with March posting 476 permits, the highest single-month total since October 2024. Through May, 2,358 permits had been issued across the region, a 32% increase over the same period in 2025. The Home Builders Association of Greater Kansas City called it the busiest homebuilding season in years.
For buyers struggling to find existing homes in their price range, new construction offers a real alternative. Builders are responding to demand by developing communities with a mix of floor plans, including ranch and one-level designs that appeal to downsizers and retirees, as well as two-story plans for growing families. Many builders are also offering rate buydowns and closing cost incentives to move inventory, which can significantly improve affordability.
