Kansas City Summer Housing Market 2026: What Buyers and Sellers Need to Know

The Kansas City summer housing market 2026 is bringing conditions we have not seen since before the pandemic. More homes for sale. Mortgage rates easing from their 2025 highs. New construction permits surging across the metro. And buyer demand remaining steady even as inventory improves. For anyone thinking about buying, selling, or building a home in Kansas City this summer, here is what the numbers say and what they mean for your next move.

We serve buyers, sellers, and investors in the Northland, Liberty, Parkville, Gladstone, Staley, and Johnson County every day, and the summer of 2026 is shaping up to be one of the most balanced markets we have seen in years.

Home Prices Are Stable with Steady Appreciation

The metro-wide median sales price reached $350,000 in June 2026, up 4.2% year over year. The average sales price rose to $410,448. That is healthy, sustainable growth. We are not seeing the bidding wars and double-digit jumps of 2021 and 2022. Instead, prices are rising at a pace that makes sense for both buyers building equity and sellers getting fair market value.

In the Northland and Liberty areas, homes in the $275,000 to $425,000 range are still moving well, especially when they are updated and priced correctly. In Johnson County and Overland Park, the activity is stronger at higher price points, with many new construction communities drawing buyers who want energy-efficient floor plans and modern finishes without waiting years for appreciation.

Inventory Is Growing with More Homes to Choose From

Through June 2026, the Kansas City metro had about 7,800 homes for sale, representing roughly 2.4 months of supply. That is still below the 5 to 6 months that defines a balanced market, but it is a meaningful improvement over the sub-2-month conditions we saw in early 2025. The average home is selling in about 36 days, down slightly from earlier this year but still fast enough that well-priced listings attract multiple showings.

Buyers today have more choices and a little more room to negotiate, particularly on homes that need updates or are priced above the neighborhood average. Sellers, meanwhile, need to price realistically and present their homes well. The days of listing any home at any price and getting multiple offers are behind us for now. In a market with improving inventory, preparation and pricing matter more than ever.

Mortgage Rates Are Down and Buyers Are Responding

Mortgage rates for a 30-year fixed loan are hovering around 6.25% APR as of August 2026. That is down more than half a point from the peak rates we saw in early 2025. For a buyer financing a $320,000 home, that rate drop saves roughly $115 per month compared to a 7% rate. That can be enough to push a household from "not quite qualifying" to "ready to buy."

We are seeing more pre-approved buyers touring homes this summer than we did in late 2025. If rates drift toward 5.9% by the end of 2026 as some forecasts suggest, we expect another wave of buyers to enter the market. That would put renewed pressure on inventory. For buyers who are ready now and find a home that fits their needs, locking in today's rates makes more sense than gambling on a future drop that may or may not arrive.

New Construction Is the Big Story This Summer

Single-family building permits across the Kansas City metro surged 28% in the first half of 2026 compared to the same period last year. In May alone, 509 permits were issued across the region, bringing the five month total to 2,358 units. That is the busiest homebuilding season we have seen in years, and it reflects builder confidence that demand will remain strong.

For buyers who are struggling to find existing homes in their price range, new construction is a real alternative worth exploring. Builders are offering rate buydowns, closing cost assistance, and design incentives to move inventory, especially on quick move-in homes. Communities across the Northland, Johnson County, and the eastern and southern metro are opening new phases this summer.

Some notable developments to watch include Boulder Springs in Spring Hill with a new phase opening this summer by Summit Homes, Prairie Field in Liberty with patio and single-family homes starting in the upper $400s, Cadence in Platte County offering maintenance-provided homes, and Wild Horse in south Overland Park near the new Wolf Springs Middle School in Blue Valley Schools. Each community offers different floor plans, price points, and lifestyles. The key is comparing them carefully not just on base price, but on lot premiums, structural options, upgrade costs, HOA fees, and warranty coverage.

For buyers: This summer offers the best combination of choices and negotiating room we have seen in years. More inventory, lower rates, and builder incentives all work in your favor.
