The base price of a new home is just the starting point. Lot premiums, structural options, design upgrades, landscaping, fencing, blinds, and closing costs add up quickly. We help you get a complete cost estimate before you commit.

Costs Beyond the Base Price

Lot Premium

Most builders charge extra for premium lots backing to green space, water, or cul-de-sacs. Premiums range from a few thousand to tens of thousands of dollars.

Structural Options

Extra square footage, additional bedrooms or bathrooms, finished basements, extended garages, covered patios, and other structural changes add cost. These are typically the most expensive upgrades.

Design Center Upgrades

Flooring, countertops, cabinets, fixtures, appliances, paint colors, and tile. The standard selections included in the base price are basic. Upgrading can add 5 to 15 percent to the total cost.

Landscaping & Exterior

Sod, irrigation, fencing, driveway extension, landscaping, and exterior lighting are often extra or minimal in the base price. Budget for these separately.

Window Coverings

Blinds, shades, and curtains are almost never included. Plan to budget for covering every window in the home.

Closing Costs

Loan origination fees, title insurance, appraisal, recording fees, and prepaid taxes and insurance. Builder incentives often help cover these.
