Choosing the right lot may be the most important decision when building a new home in Kansas City. The lot affects view, privacy, utility costs, basement options, and resale value. After 25 years in architecture and homebuilding across the Northland and Johnson County, I have seen buyers fall in love with a floor plan without ever walking the lot. Here is what to look for before you commit.

The Kansas City new construction market is active with roughly 273 communities and 43 builders. More lots are opening, but not every lot fits every buyer. Knowing what to evaluate helps you protect your investment.

Lot Orientation and Sunlight

The direction your home faces determines natural light in each room. A south facing front elevation gives your living areas sunlight through the day, reducing winter heating costs. A west facing rear means the backyard catches hot afternoon sun, great for entertaining but harder on cooling bills.

North facing rear lots stay shaded and cooler. East facing rear lots catch morning sun. These details affect comfort and energy costs every day, and they are easy to overlook when you are focused on square footage.

Builder tip: Walk the lot at three times: mid morning, early afternoon, and early evening. A lot that looks great at 10 a.m. may feel different at 4 p.m.

Slope and Basement Options

Kansas City's rolling terrain means lot slope varies within the same community. A lot sloping down from the street gives a walkout basement with natural light and backyard access, a top feature for resale value. A lot sloping up requires a walkup basement or deeper excavation, adding cost and limiting daylight.

Flat lots cost less to build but may need more drainage work. Ask whether the lot has been percolation tested and whether the builder has a grading plan.

Lot Premiums and True Cost

Most Kansas City builders charge a premium for the best positions. A lot backing to green space, a pond, or trees can cost $10,000 to $50,000 more than a standard interior lot. Corner lots and cul-de-sac lots carry premiums too. These costs are separate from the base price and due at contract signing or added to the purchase total.

The real question is what value the lot adds to your daily life. A premium lot with a walkout basement and green space behind holds resale value. Proximity to Neighbors and Community Layout

Lot width and side setbacks determine how much space you have between homes. Narrower lots in denser communities mean less privacy. Wider lots give breathing room for a future patio, deck, or fence.

Check where common amenities sit. A lot next to the pool may get noise. A lot at the back of the community tends to be quieter. A builder's site plan reveals all of this; a floor plan never shows it.
