The Kansas City ranch is back, and the 2026 data is impossible to ignore. More buyers across the metro are choosing one-level ranch-style new construction for easier daily living, better flexibility, and stronger resale, and local builders are adding single-story floor plans to meet the demand. As a builder who has constructed more than 100 homes and renovated over 150 properties across Kansas City, I can tell you this is not a passing style. It is a response to how families actually live and plan for the future.

The 2026 Data Behind the Ranch Revival

The numbers tell the story. According to the National Association of Home Builders, the share of new single-family homes started as one-story floor plans rose from 47.5% in 2024 to 48.6% in 2025, and that momentum has carried into 2026. Buyer preference is even stronger. NAHB's "What Home Buyers Really Want" survey finds that 65% of all buyers prefer a single-story home, a preference that jumps to 76% for buyers aged 55 to 64 and 84% for buyers 65 and older.

The local picture matches the national one. The Mid-America Regional Council projects the Kansas City area's 65 and older population will grow by roughly 38% by 2030. Across the Northland, Johnson County, Gladstone, and Parkville, we are seeing more downsizers, retirees, and growing families ask for main-floor living, no stairs, and a home that works at every stage of life.

What Kansas City Buyers Want in a Ranch-Style Home

A modern Kansas City ranch is a far cry from the cookie-cutter designs of the past. Buyers we work with want a first-floor primary suite with a walk-in shower, wider doorways and hallways, an open kitchen and great room, and a covered porch for year-round Kansas City evenings. Low-maintenance exteriors, a two-car garage, and community-maintained landscaping are also top requests.

Here is where builder experience matters. A one-level home only delivers its benefits if the layout flows. I check hallway widths, door openings, closet access, and how the primary suite relates to the laundry and garage. These details separate a home that simply looks like a ranch from one that genuinely fits your life.

Builder tip: When clients tell me they want to downsize, I remind them that a ranch is about living better, not living smaller. The right one-level floor plan can feel more spacious than a two-story home because every square foot is usable.

Resale is another reason Kansas City buyers are choosing ranches. Single-story homes have historically sold at roughly a 10% premium over comparable two-story homes, in part because they appeal to the widest range of buyers, from young families to retirees planning to age in place.

How to Compare Ranch Builders and Communities

Not every ranch floor plan is built to the same standard. When you compare builders in Kansas City, look at foundation and slab quality, energy efficiency, the structural warranty, and how the builder handles lot grading on our rolling terrain. Ask about builder incentives such as rate buydowns and closing cost assistance, and compare true costs beyond the base price, including lot premiums, landscaping, and upgrades.

Visit model homes at different times of day, measure doorways and hallways yourself, and ask which ranch plans are available in quick move-in inventory. Many Northland and Johnson County communities now offer one-level plans in maintenance-provided neighborhoods, pairing single-story living with lawn care and snow removal included.
